We warmly welcome you to i due cipressi – Bed & Breakfast. These terms and conditions apply upon confirmation of your reservation. We therefore kindly request that you read them carefully.

1 – GENERAL:
Our website has been created with great care. We reserve the right to correct any language or typing errors. If there are discrepancies between the pages, photos, or text and the current situation, no rights can be derived from them.
Bed & Breakfast:
i due cipressi has two Bed & Breakfast rooms, located in a separate building on our property.
Parking for our guests is available at the beginning of the entrance, behind the access gate. The gate is generally closed throughout the day. Parking is at your own risk. At this time, we do not provide charging facilities for electric cars. Charging must take place outside our property. The access road to the rooms is pedestrian only.
The Bed & Breakfast grounds are separated from our private property (by which we mean the vegetable garden, the olive grove, and the remaining area behind the Bed & Breakfast). Our private grounds are only accessible to guests upon our invitation.
Both rooms have two single beds, which can be arranged according to your preference. This can be indicated when confirming your reservation request:

Two separate single beds, each with its own duvet
The rooms are also equipped with two armchairs, a coat rack, a refrigerator, and a wardrobe.
Each room has a coffee machine and kettle (for tea only).
If desired, additional coffee capsules or tea can be purchased from us.
Each room has a spacious bathroom with a shower, double sink, toilet, hairdryer, and hot and cold running water.
The room DRUIF also includes a bidet.
The room OLIJF is wheelchair accessible; therefore, it does not have a bidet but is equipped with an accessible toilet.
Towels are provided and will be replaced every two days. A drying rack is available for drying towels or clothing. Towels may only be used on the premises.
Each room has its own private terrace with plenty of privacy, full sun, and ample shade from the pergola, as well as two luxury sun loungers.
From mid-June to mid-September, a private plunge pool is available on each terrace, including two sunbeds and a parasol.
Wi-Fi is available and free of charge – the login code can be found in the room.
We kindly ask our guests to treat our belongings with care and respect and to report any damage immediately.
The plants surrounding the Bed & Breakfast are maintained by us; we kindly request that you do not step into the flower beds.
We do not provide facilities for babies or children in the rooms.
2 – LIABILITY:
i due cipressi – Bed & Breakfast cannot be held liable for any damage suffered by the guest or third parties as a result of the stay. The guest indemnifies i due cipressi – Bed & Breakfast against any such claims.
i due cipressi – Bed & Breakfast is not liable for disruptions in or around the accommodation, such as power or Wi-Fi outages, failures in water supply or technical installations, nor for construction and/or road works in the vicinity of the Bed & Breakfast that are not announced or are announced late. Of course, in the event of disruptions, we will do everything possible to minimize any inconvenience during your stay.
i due cipressi – Bed & Breakfast is not liable for loss, theft, damage, or accidents involving persons and/or property during or as a result of a stay at the Bed & Breakfast. We are also not liable for damage to a guest’s vehicle caused by use of the access road to i due cipressi – Bed & Breakfast.
The main guest is responsible for leaving the room in a clean and proper condition. Any damage must be reported to the owner immediately. Any significant damage must be reimbursed to the owner, even if it was not reported and is discovered later by the owner.
Agriturismo:
You are booking your holiday at an agriturismo. This means that we will be working daily on our land. Naturally, we take into account the type of work being carried out and your peace and quiet. If we need to perform activities that may disturb your rest, we will inform you in advance. Should you unexpectedly experience any inconvenience, please notify us immediately so we can look together for a suitable solution.
3 – RECEIVING VISITORS: Our price does not include receiving visitors during your stay. If you wish to receive visitors at the Bed & Breakfast, this is only possible in/after consultation with us. Visitors are only allowed between 11 a.m. and 9 p.m. For prices, see the price list.
4 – PETS: Pets are not permitted and therefore cannot be brought along.
5 – CHECK-IN AND CHECK-OUT: On the day of arrival, check-in is possible between 4 p.m. and 8 p.m. Check-out is before 11 a.m. Upon departure, we ask you to tidy up the Bed & Breakfast room and leave it neat and tidy. We would like to receive the key back in person.
6 – BREAKFAST: Breakfast is served between 8:00 and 10:00 a.m. in your room. Every day, we bring a well-stocked breakfast basket to the terrace outside your room. We serve various types of bread/crackers/toast, yoghurt, fresh fruit, homemade granola, honey, freshly squeezed orange juice, various cold cuts, various types of cheese, sweets, and an egg (boiled or fried). Coffee and tea are available in your room.
We will (of course) take any dietary requirements or intolerances into account. We would be happy to discuss this with you upon arrival.
7 – PRICES: The price stated on our website is the applicable price for the current season (around April – October of the stated year). This is a fixed price per night per room based on 2 persons.
This price includes:

use of towels

electricity
Wi-Fi
parking
tourist tax (for Santa Fiora, this is €1.00 per person per night)
use of the swimming pool (on your own terrace) in the period from mid-June to mid-September

10 – ACCESS: Upon check-in, the main guest will receive the keys to the reserved Bed & Breakfast room. The keys must be returned upon check-out. We expect all guests to take responsibility for properly locking the Bed & Breakfast room and the entrance gate.
In the event of a key being lost, we hold the main guest responsible and charge €10.00 per key. This amount will be charged upon check-out, in cash or by payment request. A separate invoice will be issued for this.
11 – SMOKING: Smoking is not permitted anywhere on our premises or in the Bed & Breakfast room.
12 – PEACE AND QUIET: Between 11 p.m. and 7 a.m., it is quiet and peaceful on our premises, on the terraces near and in the Bed & Breakfast rooms themselves. Loud music or loud talking is no longer desirable during these hours. We kindly request our guests to respect these hours of rest.
13 – CLEANING: Rooms will be cleaned and towels replaced during your stay, in consultation with you. Final cleaning will take place after check-out. We do not provide laundry facilities for clothing, but this is available in Arcidosso (20 minutes’ drive away).
14 – EARLY DEPARTURE AND CANCELLATION: Cancellations can be made in writing by email.
Up to 7 days before arrival, there are no costs associated with the cancellation, and we will refund the deposit.
If you cancel within 7 days of arrival, you will be charged 50% of the total price. The deposit will not be refunded.
If you cancel on the day of arrival, no refund will be made, or the remaining amount will still be charged.
No refund will be made in the event of early departure.
For reservations made via Booking.com, the rules and conditions of Booking.com apply at all times.
15 – SAFETY AND FIRE: Smoking is permitted in certain areas of our premises (see point 11). The use of candles or other forms of open fire is not permitted. A fire blanket and fire extinguisher are available in the Bed & Breakfast rooms.
16 – SATISFACTION: We naturally hope that your stay will be entirely satisfactory. However, if any of your wishes or expectations are not met, please discuss this with us immediately. Together, we can then look for a suitable solution.
